Aprisa is executing a disciplined strategy: acquiring well-located parcels at approximately $1,500 per square foot — meaningfully below both replacement cost and the trailing twelve-month Pacific Palisades average of $1,932 per square foot — then delivering institutional-grade homes through phased, high-quality development. Our approach combines rigorous below-replacement-cost underwriting, efficient use of California’s post-fire recovery programs (expedited permitting, fee waivers, and rebuild allowances), and institutional construction practices that include mandatory WUI fire-resistant standards. The fund targets 5–8 develop-track acquisitions from a curated 23-parcel pipeline, with a base-case objective of 17% net IRR and 2.0× MOIC over a five-year primary term. Led by Founder and CEO David Fox, Aprisa has assembled a focused team of operators with deep expertise in luxury residential acquisitions, development, finance, compliance, and portfolio management. The firm emphasizes transparent governance, rigorous risk management, and alignment with limited partners through meaningful carried interest participation for key team members.
