Key Responsibilities
Marketing Strategy
Develop and execute the company's overall marketing strategy for residential home
construction.
Identify target customer segments based on location, budget, plot ownership, house size, and
construction requirements.
Develop marketing campaigns specifically designed to generate home construction enquiries.
Identify new marketing channels, partnerships, and customer acquisition opportunities.
Develop monthly marketing plans aligned with the company's project-signing target.
Continuously evaluate marketing performance and reallocate budgets toward channels
generating the best-quality leads.Lead Quality & Qualification
The role is responsible not merely for generating leads but for generating leads that can realistically
become construction projects.
Develop clear lead qualification criteria based on:
Customer has/owns a plot
Location of the plot
Approximate construction area
Construction budget
Expected start date
Type of property
Customer's decision-making stage
Financing readiness
Construction requirements
Work with the sales team to establish clear definitions of lead, MQL, qualified lead, opportunity, and
sales-ready prospect.Achieving 5 Project Signings Per Month
Take ownership of the marketing contribution toward the company's target of 5 project signings every
month.
Work backwards from the target to establish required funnel numbers, such as:
5 Signings → Qualified Opportunities → Consultations/Site Visits → Qualified Leads → Total Leads
Monitor the funnel every week and identify where prospects are being lost.
The Marketing Manager must proactively address:
Insufficient lead volume
Poor lead quality
Low consultation conversion
Low site-visit conversion
Poor proposal conversion
Weak follow-up
High customer acquisition cost
Poor campaign performance
Content & Brand Building
Develop content that establishes the company as a trusted home construction partner.
Content should include:
Completed home projects
Before-and-after transformations
Construction progress
Customer testimonials
Customer stories
Site walkthroughs
Construction tips
Budget-related content
Home construction cost explanations
Material education
Common construction mistakes
Design ideas
FAQs
Engineer/architect insights

The objective is to build trust and credibility, particularly because home construction is a high-value
and high-involvement purchase.Local Area Marketing
Develop a strong local marketing strategy in the company's target markets.
Identify high-potential residential areas and locations.
Develop location-specific campaigns.
Build relationships with local property consultants, brokers, architects, designers, and other
referral partners.
Explore partnerships with plot developers and real estate companies.
Identify neighbourhoods with high levels of new residential construction.
Develop campaigns targeted at customers who have recently purchased plots.Referral & Partnership Marketing
Build a structured referral ecosystem.
Potential partners include:
Existing customers
Architects
Structural consultants
Interior designers
Real estate brokers
Plot developers
Property consultants
Banks and home-loan consultants
Building material suppliers
Other relevant local businesses
Create a measurable referral programme and track the number and value of leads generated from each
partner.CRM & Lead Management
Ensure every marketing lead is properly captured and tracked.
Maintain accurate lead databases.
Ensure leads are assigned promptly to the sales team.
Track every lead from first enquiry to final outcome.
Monitor lead response times.
Track source-wise conversion.
Identify dormant and lost leads for remarketing/re-engagement.
Establish automated WhatsApp/SMS/email follow-up campaigns where appropriate.
Maintain clear visibility of the entire marketing-to-sales funnel.Sales & Marketing Coordination
Work closely with the Sales Manager/Sales Team to ensure marketing and sales are aligned.
Participate in regular pipeline reviews covering:
New leads
Qualified leads
Active opportunities
Site visits
Design consultations
Proposals submitted
Follow-ups pending
Negotiations
Expected closures
Won/lost opportunities
Marketing should continuously learn from the sales team about why customers are buying, why they
are delaying, and why deals are being lost.Competitor Analysis
Regularly monitor competing home construction companies.
Track:
Pricing and offers
Marketing campaigns
Advertising channels
Customer propositions
Content strategy
Social media presence
Google rankings
Reviews
Customer testimonials
Construction packages
Warranty/guarantee propositions
Sales approach
Use these insights to improve the company's positioning and marketing strategy.
Qualifications
Bachelor's degree in Marketing, Business Administration, Communications, or a related field.
1+ years of relevant marketing experience preferred.
Experience in residential construction, real estate, architecture, interiors, building materials, or
other high-value home-related businesses is highly desirable.
Demonstrated experience in performance marketing and lead generation.
Strong understanding of digital advertising and CRM-driven marketing.
Proven ability to work against revenue and conversion targets.
