KEY RESPONSIBILITIES
- Overall Project Management - Take overall responsibility for the successful execution of multiple residential and commercial construction projects. - Plan, coordinate, monitor, and control project execution from mobilization to handover. - Establish project priorities, execution schedules, milestones, and resource requirements. - Monitor project progress against approved timelines, budgets, drawings, specifications, and quality standards. - Identify delays, bottlenecks, risks, and execution issues and take timely corrective action. - Ensure projects are delivered within agreed time, cost, quality, and scope parameters. - Conduct regular project reviews and provide management with accurate updates on project status.
- Management of Project Engineers - Directly manage and supervise all Project Engineers assigned to the various projects. - Allocate projects, responsibilities, and resources among Project Engineers based on project requirements and individual capabilities. - Set clear performance expectations, targets, and deliverables for Project Engineers. - Review project engineers' daily/weekly progress and provide technical and managerial guidance. - Conduct regular site and project review meetings with Project Engineers. - Ensure Project Engineers maintain proper documentation, reports, measurements, schedules, and site records. - Identify performance gaps and provide coaching, training, and corrective direction where required. - Build accountability within the project team and ensure ownership of deliverables.
- Site Execution & Construction Management - Oversee day-to-day construction activities across all assigned projects. - Ensure construction activities are carried out as per approved drawings, specifications, method statements, and project schedules. - Coordinate civil, structural, architectural, MEP, finishing, and other construction activities. - Ensure proper sequencing of works to avoid rework, delays, and resource conflicts. - Monitor productivity of labour, subcontractors, and site teams. - Ensure proper utilization of manpower, materials, machinery, equipment, and other resources. - Conduct regular site inspections and execution audits. - Resolve technical and execution-related issues in coordination with consultants, architects, contractors, and internal teams.
- Planning & Scheduling - Develop and monitor project execution schedules in coordination with Project Engineers. - Establish weekly and monthly construction targets. - Track actual progress against planned progress and identify variances. - Develop recovery plans for delayed activities. - Ensure critical-path activities receive appropriate attention and resources. - Coordinate project activities with procurement, design, accounts, contracts, and other internal functions. - Ensure materials, manpower, equipment, and subcontractors are available in line with the construction schedule.
- Quality Control - Ensure all construction work meets approved quality standards and project specifications. - Establish and enforce quality control procedures across projects. - Monitor workmanship, material quality, testing, inspections, and approvals. - Identify and eliminate recurring quality issues. - Minimize rework, material wastage, defects, and customer complaints. - Ensure proper snagging, rectification, inspection, and final handover processes. - Coordinate with consultants and quality teams for required inspections and approvals.
- Cost & Commercial Control - Monitor project expenditure against approved budgets. - Work closely with the commercial/accounts/procurement teams to control project costs. - Monitor material consumption, wastage, labour productivity, subcontractor costs, and variations. - Identify potential cost overruns at an early stage and recommend corrective measures. - Review subcontractor measurements, work completion, and certification requirements. - Ensure additional works and variations are properly identified, documented, approved, and tracked. - Support management in improving project profitability and reducing unnecessary costs.
- Procurement & Material Coordination - Coordinate with procurement and stores teams to ensure timely availability of construction materials. - Review upcoming material requirements based on project schedules. - Identify potential procurement delays that could affect project timelines. - Ensure materials received at site meet approved specifications and quality requirements. - Monitor material usage, wastage, storage, and inventory at project sites.
- Contractor & Subcontractor Management - Manage relationships and performance of contractors and subcontractors. - Ensure contractors adhere to project schedules, quality standards, safety requirements, and contractual obligations. - Monitor contractor productivity and resource deployment. - Address contractor performance issues and escalate persistent problems where necessary. - Coordinate work allocation and sequencing among multiple subcontractors. - Ensure proper measurement and documentation of completed works.
- Client & Consultant Coordination - Act as a senior point of contact for project-related execution matters. - Participate in client, architect, consultant, and project review meetings. - Ensure client requirements and approved project specifications are properly communicated to site teams. - Address project-related concerns and coordinate timely resolutions. - Maintain professional relationships with clients, consultants, architects, and other stakeholders. - Support the team during inspections, milestone approvals, and project handovers.
- Safety & Compliance - Ensure strict adherence to construction safety procedures across all project sites. - Ensure project teams, contractors, and workers follow applicable safety requirements. - Conduct or participate in regular safety inspections and reviews. - Identify unsafe practices and ensure corrective actions are implemented. - Ensure statutory, regulatory, and project-specific compliance requirements are followed.
- Reporting & Documentation - Establish a consistent reporting system across all projects. - Review daily, weekly, and monthly project reports submitted by Project Engineers. - Track key project indicators including planned vs. actual progress, project cost vs. budget, material consumption, labour productivity, contractor performance, quality issues, safety incidents, pending approvals, procurement status, and project risks. - Prepare consolidated management reports covering the entire project portfolio. - Escalate critical issues promptly with recommended solutions.
- Project Handover & Closure - Ensure projects are completed in accordance with approved specifications and contractual requirements. - Coordinate final inspections, snagging, testing, commissioning, and rectification. - Ensure all pending works are closed before handover. - Coordinate preparation of handover documentation, as-built drawings, warranties, manuals, and other required documents. - Conduct project close-out reviews and identify lessons learned for future projects.
REQUIRED QUALIFICATIONS
- Bachelor's degree/Diploma in Civil Engineering, Construction Management, or a related field. - Strong experience in construction project execution and management. - Proven experience managing multiple residential and/or commercial construction projects simultaneously. - Demonstrated experience managing Project Engineers and site teams. - Strong knowledge of civil construction, structural works, finishing, MEP coordination, and construction methodologies. - Good understanding of construction schedules, budgets, BOQs, measurements, contracts, and project documentation. - Strong knowledge of construction quality and safety practices.
EXPERIENCE
Preferred experience: 1-2 years in construction, with significant experience in a supervisory/managerial role.
Experience in residential villas, apartments, commercial buildings, offices, retail, institutional buildings, or similar projects will be preferred.
