Role: The ground intel + proposal engine. You find the next “Sika Talegaon” before it hits news.

What You’ll Do Daily

1. Hunt Leads: Scrape SEIAA, Parivesh, MIDC allotment lists, news for companies planning new plants. Track PLI winners, FDI, EV, chem, pharma capex
2. First Connect: Cold call + LinkedIn + site visits to EHS/Projects/Engg managers. Get plant expansion plans + pain points
3. Dossier Building: Pull 7/12, DP maps, MIDC rates, EC precedents. Draft first cut of “Project Readiness Dossier” like the Sika one
4. Liaison Support: Coordinate with MIDC RO, consultants for plot availability, road status, water/power feasibility letters
5. Site Visits: Take client’s Engg team to plots. Click photos, mark Google Earth, show “road work started” proof
6. MIS: Maintain tracker of 50+ live pursuits. Update status: “SEIAA filed”, “Comfort Letter pending”, “Road 40% done” Must-Have
7. 3-5 yrs in industrial sales/consulting – IPC, project consultants, EPC, MIDC/SIPCOT liaison firms
8. Can read: 7/12, DP plan, MIDC layout, EC TOR. Know difference between 8(a) B2 vs B1
9. Hungry: Comfortable cold calling 30+ people/week. Will drive to Talegaon, Chakan, Hosur for site pics
10. Excel + PPT: Build cost breakups, timelines, risk matrix. No fluffy brochures
11. Marathi mandatory. Tamil/Kannada/Gujarati big plus for MIDC/SIPCOT work

Your 90-Day Scorecard

1. Month 1: ID 20 companies planning >10 acre plants. Get 10 meetings
2. Month 2: Submit 6 dossiers with land + EC plan. At least 2 site visits done
3. Month 3: Get 1 Comfort Letter application filed with MIDC/SIPCOT for client

Growth: Best performers move to Sr. Manager in 18 months + handle ₹100 Cr+ deals solo
