Landlords need to produce complex sets of documents for thousands of leases every year, and they need data from these documents to manage their portfolios. Producing accurate documents and collecting clean data is challenging and does not scale easily because the large amounts of data involved are highly nested, dynamic and interwoven, and involve frequent legal complexities. Landlords rely on critical data derived from lease documentation, but currently (1) documents are largely prepared manually via cut-and-paste, which can result in errors, inconsistencies and issues implementing landlord policies, and (2) data is extracted from documents either manually or via natural language processing (NLP) – both of which result in insufficient data granularity to fully support asset management, particularly with regards to rental valuation impacts. Sericin is in a great position to capitalize on this underserved, highly concentrated and lucrative market of commercial real estate in HK, across Asia and elsewhere. Hong Kong alone offers over 250 million square feet of commercial real estate, with over 50% of this market concentrated with 15 landlords, who also have substantial portfolios across Asia. Sericin has close and long standing relationships more than half of these organizations, as senior management has worked alongside many of the key players for decades and is widely regarded as preeminent landlord-and-tenant counsel in Asia. Sericin's strategy is to become the source of truth for commercial real estate leases via leveraging existing relationships with international landlords. We have a clear product roadmap, a validated and scalable POC, deep domain expertise, know and understand market needs and established customer marketing channels. Sericin's business model is highly scalable, relying on square-foot based pricing to fully capitalize on the market. Equity is part of our remuneration packages.
