Mason Equity Partners is a boutique commercial real estate development shop. The principals of Mason Equity Partners have 40 years of combined development experience, with a strong track record of developing leading-edge commercial properties from the ground up, with a focus on Los Angeles and San Francisco. We have successfully developed, owned, and operated $250mm of commercial real estate since 1996, including 8 self-storage facilities under the brand Self Storage 1.
About the Role: This fully remote role works directly with the Principals and is responsible for budgeting and coordination duties in support of the firm’s trophy asset, a 6 story 135,000 sf Self Storage Facility. This role is ideal for someone with spreadsheet and coordination skills who wants to learn the skills and build the network required to raise money and become a developer. In February 2025 we expect the property will be delivered and the property manager onboarded and the duties of this role will change. There is an opportunity for this contract hire to become full time in February 2025, after the initial 4-month contract.
Key Asset Management responsibilities include the following:
• Budgeting
o Update development and property management budgets, forecasting cash needs and coordinating with analysts to maintain accurate property-level financial projections.
o Project future equity funding needs, with input from relevant parties
o Serve as the primary point of contact for lenders and investors regarding project budgets and financial inquiries.
o Manage draw requests by collecting and approving invoices, assembling draw packages for bank approval, and utilizing historical data for budget forecasting.
o Coordinate approval of property manager invoices by relevant parties
• Reporting
o Coordinate Accountant & Property Manager in providing monthly financial statements
o Coordinate Property Manager in providing annual Operating Budgets
o Update in-house model producing quarterly asset performance updates
• Coordination
o Assist owner in coordinating owner-responsible Certificate of Occupancy items (bonds, clearances, etc)
o Supervise a junior coordinator, ensuring effective communication with stakeholders on asset-related matters including property tax assessments, registration / filing / tax deadlines, and market studies.
o Coordinate assignment of tasks to staff and consultants, following up to ensure timely completion of projects.
o Coordinate insurance broker to procure property insurance and manage communications with our insurance broker.
Qualifications:
• General knowledge of commercial real estate and accounting principles is required.
• 3+ years of relevant experience in asset management, underwriting, development, construction, property management, or law.
• Bachelor’s degree and advanced degree or relevant certifications preferred.
• Strong written communication skills with a clear, succinct writing style.
• Tech-savvy with proficiency in workplace applications, including Excel, PowerPoint, Dropbox, and InDesign.
• Advanced spreadsheet and presentation skills are essential.
• Highly organized with the ability to manage multiple projects and deadlines effectively.
• Proactive mindset, with a natural sense of urgency and willingness to seek clarity when needed.
• Ability to adapt and problem solve through unclear, complex processes.
