We pursue a value-add acquisition strategy targeting operationally inefficient and capital-deferred assets in high-growth Sunbelt markets, with a concentrated focus on North Carolina’s expansion corridors. Our platform acquires transitional properties requiring material renovation and active asset management, executing comprehensive repositioning programs.

Steele Capital LLC is a vertically integrated real estate platform that drives acquisition analysis, DSCR analysis, and return modeling through a pro forma, targeting underoptimized assets with strong cash-flow potential, immediate income characteristics, and a clear path to value creation.

Working in tandem with Steele Holdings Management and Steele Ventures Design, we focus on acquiring single and multi-family properties at higher going-in cap rates - typically in the 7.0% to 8.5% range - and repositioning them through disciplined capital deployment, operational execution, and design-led renovation into more stabilized, institutional-quality assets that compress into the 5.25% to 6.25% band.

The strategy is built around cap rate compression, NOI expansion, and long-duration value creation, generating durable cash-flow and embedded equity while supporting 10-year hold profiles proven to produce 20%+ IRRs, double-digit cash-on-cash returns, 2.0x+ equity multiples, and DSCRs that remain comfortably above 1.30x.
