Farmland is a very attractive investment with average historical returns of 10.5%, low volatility, and downside protected by naturally limited supply (they do not make more of it). It's a $2.5+ trillion industry (or asset class?) in US alone, approaching $9 trillion globally, and yet it has very low investor penetration.
