ABOUT THE POSITION
As a Project Manager at COBE, you will take ownership of commercial construction projects from preconstruction through completion. You will work closely with clients, architects, engineers, subcontractors, superintendents, and our internal project teams to deliver projects safely, on schedule, within budget, and to the highest level of quality.
Our projects typically range from $2 million to $20+ million and are often complex and technically demanding.
This is not simply a project administration role. We are looking for someone who wants to lead projects, build relationships, solve problems, develop people, and take responsibility for the results.
RESPONSIBILITIES
- Take ownership of projects from preconstruction through final completion and closeout.
- Develop and maintain strong, long-term relationships with clients, architects, engineers, and subcontractors.
- Lead project planning, budgeting, scheduling, procurement, and execution.
- Prepare estimates, budgets, bid proposals, and subcontractor scopes.
- Manage subcontractor bidding, selection, and procurement.
- Build and maintain strong relationships with Bay Area subcontractors and trade partners.
- Manage project costs, contracts, change orders, billings, forecasting, and profitability.
- Coordinate closely with the Superintendent and project team to maintain project schedule, quality, and productivity.
- Manage the MEP design-build process and coordinate with design-build trade partners.
- Identify potential problems early, develop solutions, and drive issues to resolution.
- Lead and develop Project Engineers, Project Coordinators, and other members of the project management team.
- Communicate clearly and consistently with clients and project stakeholders.
- Use COBE's technology and project management systems to improve communication, accountability, and project performance.
- Maintain a strong focus on client satisfaction while protecting COBE's financial interests.
- Help continuously improve COBE's processes, technology, and approach to construction management.
WHAT WE ARE LOOKING FOREXPERIENCE
- 3–5+ years of commercial construction experience working for a General Contractor, preferably in the Bay Area.
- Demonstrated experience managing commercial construction projects in the 2M–20M+ range.
- Experience with estimating, bid management, subcontractor procurement, and project financial management.
- Experience with negotiated and/or design-build projects.
- Strong understanding of MEP systems and the MEP design-build process.
- Experience working on technically complex commercial projects.
- Experience managing and developing members of a project management team is a plus.
