About Us: Property Services Plus is a full-service commercial property maintenance, landscaping, and tenant-improvement company based in Poway, CA. We focus on operational excellence, quality field work, and full compliance with California labor and safety standards.

Position Summary: Owns and supervisors all field operations, technical execution, scheduling, customer liaison, bid/proposal development, emergency response, and California labor-law compliance for field staff on commercial property maintenance, landscaping, and tenant-improvement work. Oversees both Maintenance Technicians and Landscapers.

Essential Duties & Responsibilities

  • Supervise Maintenance Technicians and Landscapers and the quality of their technical and landscaping work.
  • Serve as the first point of contact for clients (including direct receipt of emergency calls).
  • Conduct site assessments, prepare bids, and develop proposals; collaborate with the CEO / Owner on complex technical scope, pricing, and expertise as needed.
  • Once a proposal is accepted, convert it into a Service Order in CompanyCam and hand the complete initial package to the Service Order Specialist.
  • Schedule all Maintenance Technicians and Landscapers on a daily, weekly, and monthly basis (optimizing routes, skills, seasonal landscaping needs, and priorities); maintain the live schedule (Google Calendar / related tools).
  • Handle emergency calls (weekdays and weekends): answer calls that come directly to this role, assess, and ensure a technician or landscaper is promptly assigned and dispatched.
  • Ensure every Maintenance Technician and Landscaper accurately and timely records hours worked, meal periods, rest breaks, and reimbursements in CompanyCam and Timeco; enforceCalifornia meal/rest compliance and accurate contemporaneous records.
  • Monitor job progress, materials usage, and documentation standards in CompanyCam; coach field staff on complete photo and note requirements.
  • Coordinate materials needs and approvals for field work (including landscaping materials and equipment); oversee subcontractor/vendor coordination on assigned projects.
  • Own field safety program elements (Cal/OSHA, Injury & Illness Prevention Program components) for both maintenance and landscaping work, and quality control / post-job verification.
  • Work regularly with the CEO / Owner on technical matters and high-priority jobs; collaborate daily with the Office Supervisor for operational smoothness.
  • Conduct regular weekly check-in meetings with the CEO.
  • Vet and manage subcontractors.

Primary Tools: CompanyCam, Timeco, Google Calendar / scheduling tools, phone, OneDrive

Minimum Qualifications

  • 5+ years of experience in commercial property maintenance, landscaping, facilities, or related field operations, including supervisory experience over crews.
  • Strong working knowledge of California labor laws (meal and rest periods, wage-and-hour), Cal/OSHA standards, and field safety programs.
  • Experience preparing bids/proposals, scheduling multi-trade crews, optimizing routes, and managing emergency response.
  • Proficiency with CompanyCam (or similar), timekeeping systems (Timeco preferred), and Google Calendar / scheduling tools.
  • Valid California driver’s license and clean driving record; ability to travel between job sites.
  • Excellent leadership, communication, problem-solving, and client-facing skills.
  • High school diploma or equivalent required; relevant trade certifications or Cal/OSHA 10/30 a plus.

Physical / Working Conditions: Split time between field and office. Ability to lift heavy objects or move heavy equipment. Regular site assessments, outdoor work, and multi-site travel. Ability to perform the essential functions of the role, with or without reasonable accommodation.
