The vacancy rate of residential asset classes such as apartments and houses in Indonesia is as high as 47%. Primarily as a result of a culture, of landlords asking tenants to pay 12 months of rental upfront. Compared to vacancy rates of 2% in Europe, 8% in the US, and similar statistics from around the world, this industry is looming with uncertainty.
Traditional agents only close a deal per month netting 300 USD in income which is barely enough to make a living. The take-up rate of new property developments is as low as 70%. Owing to a declining secondary sales market and lower to no rental yields. Since the market bust of 2008, this industry hasn't recovered.
With the oversupply of such unaffordable new/old residential projects combined with these ridiculous terms of leasing, more than 11 million people in Indonesia need a better solution. This led to a meteoric rise of a residential asset class called Kost (Kos Kosan, Indiekos ) which is essentially one room, and shared facilities for 20 - 100 other residents in a building resulting in a very low quality of life. More than 4 million people live in a Kost in DKI Jakarta alone.
Flokq improves the occupancy rate for owners and provides convenient and affordable lease terms for its tenants. Rather than disrupting traditional agents, We work alongside them to aggregate more demand with abundant supply. We also enable our tenants to rent a private room in a shared serviced house thereby offering an affordable alternative to Kost. At the same time, we work with Kost owners helping them digitize and standardize their properties.
At the core of what we do is technology to streamline operations, predict and manage churn at scale, thereby creating a long-term rental brand. Since our inception in August 2019, the Flokq platform has served more than 6,000 customers in Jakarta and we see 15,000 visitors on our website every day.
