We are seeking an experienced Senior Project Manager, who will report to the Vice President of Operationsand will be responsible for managing projects after entitlements through improvement plans, permitting, construction coordination, final inspections, project closeout, and turnover.

This position offers direct involvement with Executive leadership and key decision-makers in a fast-paced, entrepreneurial environment. The ideal candidate will be comfortable taking significant ownership of projects while working collaboratively with a small, dynamic team.

The successful candidate must be highly organized, proactive, and capable of managing multiple priorities while maintaining responsibility for project schedules, budgets, consultants, approvals, and overall project progress.

Responsibilities

  • Manage and coordinate consultant teams from improvement plan and product development through construction document development, RFIs, permitting, construction, and project closeout.
  • Lead due diligence and site investigations for potential acquisitions, including identifying development risks and challenges, researching development costs, and preparing preliminary permit and fee estimates.
  • Develop, maintain, and manage project schedules and budgets to support timely and cost-effective project execution.
  • Manage the approval and permitting process with cities, counties, state agencies, utility providers, and other governmental or regulatory agencies as required for each project.
  • Proactively coordinate with internal departments, including Executive leadership, Construction Operations, Marketing, and Sales, to ensure appropriate input is incorporated throughout the development process and projects are properly prepared for transition into construction.
  • Serve as a key liaison between RC Homes, consultants, government agencies, utility providers, and other project stakeholders.
  • Obtain and coordinate building and construction permits from municipal and county authorities and proactively resolve issues that may arise throughout the development process.
  • Support projects through construction and closeout, including final inspections, certificates of occupancy, HOA turnover, bond exoneration, and other project completion requirements.
  • Attend regular project meetings and site visits during construction to observe field conditions, coordinate with the Operations team, and assist in resolving development-related issues.
  • Lead and advise horizontal purchasing efforts for select projects.
  • Maintain ownership of project budgets and consultant schedules, including consultant contracts, accounting approvals, budget tracking, and participation in monthly budget meetings and investor briefings.
  • Identify potential project risks, schedule impacts, budget concerns, and permitting challenges, and develop strategic solutions to keep projects moving forward.
  • Attend weekly team meetings and provide updates regarding project status, critical issues, upcoming milestones, and community development matters.

Qualifications

  • Minimum of 5 years of residential development, land development, or homebuilding project management experience, with demonstrated ability to manage projects from initial conception through completion.
  • Strong experience with residential planning, permitting, improvement plans, and coordination with public agencies and consultants.
  • Demonstrated ability to manage multiple projects, consultants, schedules, budgets, and competing priorities.
  • Highly analytical with a strong understanding of development challenges and the ability to evaluate multiple options and recommend effective solutions.
  • Strong communication and interpersonal skills, with the ability to effectively work with internal team members, consultants, government agencies, utility providers, and other stakeholders.
  • Highly organized, detail-oriented, proactive, and results-driven.
  • Strong sense of ownership and accountability for project performance, schedules, budgets, and deliverables.
  • Ability to thrive in a fast-paced, entrepreneurial environment with a high degree of independence and responsibility.
  • Strong team player with excellent organizational and problem-solving skills.
  • College degree preferred.
  • Proficiency with Smartsheet and Gantt-based project scheduling tools preferred.
