We are currently looking for a Life Sciences Project Manager to join our team. Manage assigned life science construction projects and accounts to meet budgets, schedules, and customer expectations. Work directly with building owners, construction managers, engineers, and architects in North & South Carolina and surrounding areas. Work with our account managers, estimators, engineers, planners, and highly qualified experienced resources at the trade level. Plan, coordinate, schedule, and manage the contracted work scope. You will be expected to manage all project costs, labor, and necessary project documentation on your projects.
Essential Job Functions
- Provide oversight and management of life science projects assigned to obtain a quality installation, customer satisfaction, and a profitable project for the company.
- Responsible for the overall financial performance of the projects, including monthly forecasting and cash flow analysis.
- Develop favorable relationships with life science customers and promptly turn over promising sales leads.
- Maintain an understanding of mechanical and life science systems and the related codes and industry standards.
- Participate in a turnover of projects from estimating and take away an understanding of the project.
- Recognize and control construction conditions, such as delays, acceleration, suspension of work, non-availability of the workplace, working out of sequence, failure to provide services, misrepresentation of condition, warranty extensions and errors in design.
- Complete projects within schedule constraints.
- Prepare, implement, and monitor a detailed construction plan on major jobs.
- Provide all tools, equipment, materials, and information necessary to effectively perform the work.
- Responsible for timely and cost effective buy out of subcontracts and equipment.
- Prepare or assist in the preparation of scopes for subcontracts and negotiated agreements.
- Incorporate approved changes in project documents and notify necessary personnel of such changes promptly.
- Manage the orderly build-up and reduction of crew size to avoid crisis manning levels.
- Promptly prepare and submit progress billings. Recognize money due for change orders performed, proceed orders, time and material work completed, material purchased and not installed, etc.
- Comply with safety and accident prevention provisions established by the contracts, by statute and by company safe-operating procedures.
- Expedite completion of recognized deficiencies; secure agreement on or take documentary action in dispute items.
- Effectively expedite submittals from supplier and audit for completeness and compliance with contract requirements (or secure approval for deviation from requirements). Secure timely approval of submittals from customers.
- Effectively identify and resolve trade productivity problems.
- Maintain project files in a neat and organized manner.
- Maintain progress drawings reflecting as-build condition and submit copy to customer promptly upon project completion.
- Must always demonstrate a high level of accountability and team support.
- Other duties as assigned.
Requirements
- Bachelor's degree in Engineering, Construction Management, or related pharmaceutical and/or life science field experience.
- 5-10 years of experience in project management of mechanical and life science process systems within manufacturing plants. Ideal candidate will have experience working in pharmaceutical and/or biopharmaceutical industries, life sciences, and/or gas production facilities. Experience with sanitary BPE and high purity piping is a must.
- Must have a proven track record of successful execution of projects.
- Must have strong presentation skills.
- Working knowledge of Microsoft Office products.
- Ability to interact with customers and vendors in a professional manner.
- Must be willing to travel to client sites throughout North & South Carolina.
