M Moser Associates is looking for an experienced Construction Project Manager to lead the construction delivery process from pre-construction through project closeout, while representing M Moser professionally with clients and partners.
Role Overview
We are a global architecture, design, and build firm that delivers fully integrated workplace projects — meaning construction isn't a separate handoff, it's embedded in the process from the start. In this role you'll be a key leader in the execution of M Moser's integrated design and delivery projects across North America. You'll excel at looking at projects holistically, working alongside designers, engineers, project professionals, and senior leadership to deliver one coordinated result. You bring deep construction knowledge, a passion for coordination, and a strategic mindset that spans preconstruction through closeout. Your leadership will guide our team, clients, and partners in winning and executing work, and in delivering our clients' projects as smoothly as possible.
This role is ideal for a seasoned construction professional who thrives in an integrated, collaborative environment and can act as a bridge between visionary design and precise execution.
What You'll Own
Project delivery
- Lead internal and external teams through the full lifecycle — pre-lease and pre-construction services, procurement, construction, closeout, and post-occupancy support
- Align scope, design intent, schedule, budget, constructability, and quality expectations across the project team
- Represent M Moser with clients, consultants, landlords, building management, subcontractors, vendors, and authorities
- Participate in project pursuits and client presentations where clients are looking for a single design and delivery solution
Pre-construction and planning
- Lead constructability reviews, delivery sequencing, procurement strategy, budget validation, and risk identification
- Build and maintain project schedules — critical path, dependencies, mitigation
- Prepare and review budgets, cost plans, and preliminary estimates
- Run value engineering and options analysis without giving up design intent
Procurement and commercial
- Prepare bid packages, scopes of work, and tender documentation
- Qualify subcontractor proposals against drawings, specs, scope, schedule, exclusions, and alternates
- Lead tendering, bid leveling, scope review, and subcontractor recommendation
- Develop and maintain a reliable New York subcontractor and vendor network
- Track committed costs, change orders, contingencies, and budget impacts throughout
Site and coordination
- Manage sub-trades, building engineering services, and technical personnel to hold design, cost, schedule, and quality
- Own the submittal and RFI process between subcontractors, consultants, and internal teams
- Keep field teams working from current drawings, specifications, and approved documentation
- Run quality control across workmanship, schedule, budget, and project reporting
- Mentor project team members on construction sequencing, procurement logic, and delivery risk
What You Bring
- 8–10+ years in project delivery, construction management, or design-build workplace projects
- Proven experience managing subcontractors, vendors, consultants, and internal teams as one delivery team
- Strong site presence and the ability to resolve issues in the field alongside your construction partners
- Deep knowledge of trade coordination, bid execution, cost control, contract administration, and quality assurance
- Ability to read design documentation and translate it into executable delivery plans
- Full lifecycle experience, from pre-construction through closeout and post-occupancy
- Familiarity with New York construction practices, filings and permitting, consultant coordination, local subcontractor networks, and interior fit-out delivery
- Experience with integrated design-build or progressive delivery models is highly desirable
- PMP, LEED or WELL accreditation is an asset
- Bachelor's degree in Architecture, Construction Management, Engineering, Design, or a related field preferred
- Working knowledge of building codes, building systems, construction detailing, and workplace interior construction
- Proficiency in MS Project, Excel, Bluebeam, and Procore or similar; familiarity with AutoCAD, Revit, and BIM coordination preferred
- Strong leadership, negotiation, communication, and relationship management skills
- Proven ability to run multiple concurrent projects without dropping standards
- Proven commercial awareness and fiscal accountability
